Tarragona Storage Market Report – 4T 2019

The report on the storage market in Tarragona for the fourth quarter of 2019 shows a significant drop in sales and prices. In the municipality of Tarragona, 23 storage room sales were recorded, which represents a decrease of -28.13% compared to the previous quarter and -17.86% compared to the same quarter in 2018. This behaviour reflects a decrease in market activity, although transactions remain within the usual limits in recent years.

In terms of prices, the average value in the municipality was €839/m², a decrease of -14.95% quarterly and -19.90% year-on-year. These results confirm the end of the upward trend that had been observed since 2015. At provincial level, the average price of storage rooms stood at €764/m², with a fall of -9.54% in the quarter and -10.49% year-on-year, suggesting a market that has entered a phase of adjustment.

At the provincial level, 209 sales were recorded, an anomalous result with a spectacular increase of 53.68% quarterly and 84.96% year-on-year. However, this growth must be interpreted with caution due to market volatility. During the last twelve months, 596 sales were recorded, representing an increase of 49.3% compared to 2018.

In summary, the storage market in Tarragona has experienced a slowdown in prices and sales in the municipality, while the province has shown a more volatile behaviour with significant increases in transactions on an annual basis.
