The first quarter of 2025 was marked by uneven developments in the commercial property market in Catalonia. At the regional level, the supply of commercial premises for sale decreased by 1.6% compared to the previous quarter, standing at 37,978 units. However, the year-on-year figure reflects a 74.1% increase. The average price per square meter increased to €1,315 (+2.2% quarter-on-quarter), and the average price per commercial premises stood at €236,032 (+1.5%).
In the rental market, supply also declined (-3.5% quarterly), with 26,357 available spaces, but still showed a 6.6% increase compared to the previous year. The average rental price per square meter stood at €11.37 (+1.8%), and the average monthly rent reached €1,948 (+2.7%).
By province, Barcelona has the most activity. For-sale listings increased by 16.9%, with 29,677 commercial premises and an average price of €1,370/m². In the city of Barcelona, prices remain high: €2,147/m² and €441,738 per commercial premises, despite a slight quarterly drop. In rentals, the Catalan capital registered 7,808 listings, with an average rent of €3,446 per month (up 3.6%) and a price of €17.36/m² (up 2.7%).
In Girona, Lleida, and Tarragona, the dynamics are varied. Girona recorded declines in the supply of for-sale and rental properties, but increases in prices. Lleida saw sharp declines in supply, albeit with slight price increases. Tarragona stood out for its 24% increase in rental supply and moderate price increases.
