The garage market in Catalonia during the third quarter of 2022 showed a mixed trend, with a slight reduction in the volume of sales offers, but an increase in both the price offered per square metre and the average sales price. There were 35,470 garage sales offers, representing a quarterly drop of -5.91%, but a year-on-year improvement of 6.10%. The average price per square metre stood at €1,053/m², a quarterly increase of 4.47%, reaching a year-on-year growth of 13.64%. The average sales price per garage was €14,607, with a quarterly increase of 2.58% and a year-on-year growth of 4.93%.
The rental market also saw an increase, with 8,731 rental offers, representing a quarterly increase of 7.98% and an impressive year-on-year growth of 41.85%. The average price per square metre for rent was €7.81, with a quarterly increase of 1.56%. At the provincial level, Barcelona recorded the highest prices, with an average price of €1,126/m² for sale and €8.14/m² per month for rent.
The report highlights a market in transition, with adjustments in the volume of offers and constantly increasing prices for both sales and rentals.
