The real estate market in Catalonia during the third quarter of 2022 continued to show strength, with more than 26,000 home sales registered, reaching figures not seen since 2007. This year-on-year growth of 12.2% and a quarterly increase of 3.6% reflect a robust market, driven mainly by second-hand housing, which accounted for 84.45% of transactions. Despite the uncertain economic context and changes in key variables such as rising interest rates, the market continues to show resilience.
The price per square metre also maintained an upward trend, with a year-on-year increase of 6.7%, reaching €2,391/m². New housing reached a price of €2,590/m², while used housing stood at €2,349/m², both recording historical highs since 2011.
The rental market showed a slight contraction in the number of contracts, but the average rental price in Catalonia continued its upward trend, reaching €760 per month, representing a year-on-year increase of 6.6%. Demand for housing from foreign buyers was also notable, representing 15.3% of total purchases, particularly in Girona.
Despite macroeconomic uncertainties, the real estate market in Catalonia remains stable, with strong demand in both the used and new housing segments.
