The 2022 Spanish housing market report reveals a panorama of high demand from foreign buyers, reaching almost 89,000 transactions, a significant increase of 45.7% compared to the previous year. This increase places 2022 as the third best year in the historical series, driven by the recovery of international mobility and the attractiveness of the Spanish real estate market.
The autonomous communities with the highest number of purchases by foreigners include the Valencian Community, Andalusia, and Catalonia, while the Balearic and Canary Islands stand out for their high percentage of foreign buyers in relation to the total number of housing transactions. The report also shows that the average price of properties purchased by foreigners rose by 10.7%, with significant variations between residents and non-residents, with non-residents acquiring properties of higher value on average.
The British, Germans and French continue to lead the way in purchasing, although there is also a notable presence of new profiles of buyers from Eastern Europe and other nationalities, which suggests a diversification in the market. In addition, the report analyses the preferences of foreigners in terms of location and characteristics of properties, revealing that homes in coastal tourist areas and large-sized properties are the most in demand.
This analysis highlights the essential role of foreign demand in the Spanish real estate market, consolidating itself as a key element for the stability and growth of the sector in a context of post-pandemic recovery.
