The real estate market in Catalonia recorded solid growth in the second quarter of 2021. 22,062 home sales were recorded, marking an increase of 5.55% compared to the previous quarter. This is the highest number of transactions recorded since 2007, indicating a continued recovery in the sector, particularly driven by growth in used housing, which experienced an increase of 8.31% compared to the previous quarter. On the other hand, sales of new homes fell by -7.15%.
The average price per square metre in Catalonia remained stable, with a slight quarterly decrease of -0.02%, standing at €2,226/m². On a year-on-year basis, prices remained practically unchanged, with a slight increase of 0.10%. Used housing showed a slight negative variation in prices (-0.61% year-on-year), while new housing registered an improvement of 2.25% year-on-year.
Barcelona city experienced an 11.97% increase in the number of sales, reaching 3,535 transactions, although the year-on-year variation still showed a slight contraction of -3.12%. In terms of prices, Barcelona remains the city with the highest values, with an average price of €4,165/m², remaining at the highest levels of the last ten years. This report underlines the robustness of the real estate market in Catalonia, despite the challenges that the sector has faced in recent months due to the pandemic. The positive behavior in demand and the stability in prices reinforce the recovery trend.
