Report on the Real Estate Market in Catalonia – 4T 2021

The fourth quarter of 2021 marked the consolidation of the real estate market in Catalonia after surpassing pre-health crisis levels. 22,108 home sales were recorded, representing a year-on-year increase of 26.2%, although a slight quarterly decrease of 8%. New housing showed solid growth, with a 37.3% year-on-year increase in sales, reaching 3,924 transactions. On the other hand, used housing recorded 18,184 transactions, with a year-on-year improvement of 24.1%, consolidating itself as the driving force of the market.

As for prices, the average value per square metre in Catalonia was €2,265/m², with a year-on-year growth of 1.7%. The province of Barcelona maintained the highest prices, reaching €2,615/m². The demand for larger homes continues to increase, with an average of 100.4 m² for new homes and 92.8 m² for used homes.

The rental market also showed a slight contraction, with 40,934 contracts registered, a decrease of 5%. The average rental price was €738, with a slight year-on-year drop of 1%. Overall, the report highlights the stability and growth of the real estate sector, with positive expectations for 2022.
