Report on the Real Estate Market in Catalonia – 1T 2022

The real estate market in Catalonia continued its positive trend during the first quarter of 2022, reaching the highest levels of activity since 2007. 25,189 home sales were recorded, representing a year-on-year increase of 20.5% and quarterly growth of 13.9%. Used housing continues to lead the market with 20,781 transactions, while new home sales also performed well with 4,408 transactions.

The average price per square metre of housing in Catalonia was €2,309/m², which represents a quarterly increase of 1.9% and a year-on-year growth of 3.7%. Barcelona remains the most expensive province, with an average price of €2,654/m². This price increase is mainly driven by the greater demand for housing, both new and used, and by an increase in the surface area of ​​properties purchased.

The report also highlights the increase in home purchases by foreigners, representing 12.8% of total sales, with strong growth in the province of Girona. Despite global macroeconomic challenges, such as inflation and uncertainty about interest rates, the real estate market in Catalonia remains robust and with good prospects for the coming quarters.
