The report on the storage room market in Lleida for the fourth quarter of 2019 shows a positive evolution both in the number of sales and in prices. In the city of Lleida, 29 storage room sales were registered, which represents an increase of 31.82% compared to the same quarter of 2018. However, the transaction figures remain low, remaining within the range of between 20 and 40 sales that has been observed since 2012. During the last twelve months, 145 sales were registered, which represents an increase of 160% compared to the previous year.
As for prices, the average value of storage rooms in the city of Lleida was €829/m², a significant increase both quarterly (7.33%) and year-on-year (19.57%). This performance reinforces the upward trend of the last four quarters, marking a new price high in recent years.
At the provincial level, sales decreased, with only 55 transactions recorded, representing a quarterly drop of -45.54% and a year-on-year drop of -36.78%. Over the last twelve months, 295 sales were recorded in the province, a year-on-year decrease of -26.07%. Average prices in the province reached €791/m², with a quarterly increase of 8.62% and a year-on-year increase of 17.85%.
This report reflects a clear differentiation between the market behaviour in the city of Lleida, where both prices and sales have shown growth, and the province, which has seen a decline in transactions, although with a favourable evolution of prices.
