The 3T 2024 report reveals significant changes in the storage market in Catalonia, reflecting both adjustments in supply and variations in prices.
In the sales market, the total number of offers fell by 5.2% compared to the previous quarter, standing at 901 units. However, the average price per square metre showed a quarterly increase of 1.8%, reaching €1,048/m², and a significant year-on-year increase of 23.5%. For storage rooms, the average price offered was €7,588, which represents a quarterly increase of 3% and an annual growth of 18.4%.
As for rentals, the number of offers increased slightly, with 1,042 registrations at the end of the quarter, marking a year-on-year growth of 1.9%. However, the average monthly price per storage room experienced a quarterly fall of 5.4%, standing at €97.3. In year-on-year terms, this reflects a decrease of 6.7%, although the price per square metre for rent increased by 3.7% year-on-year.
The province of Barcelona is positioned as the most prominent market, with an average price per square metre for sale of €1,303 (quarterly increase of 8%) and an average rent of €99 per month. On the other hand, the municipality of Barcelona leads with the highest price, reaching €2,712/m² for sale.
These figures reflect a tight market where storage rooms are gaining in value, especially in key urban areas, while rental prices face downward pressures in general terms. The report highlights the strategic importance of this segment in the Catalan real estate market.
