Catalonia Storage Market Report – Q1 2025

The first quarter of 2025 confirms the positive trend of the storage market in Catalonia, with increases in both supply and prices. There were 1,033 storage units listed for sale, 8.2% more than the previous quarter and 22% more than a year earlier. The average price per square meter reached €1,261, an increase of 3.9% quarter-on-quarter and 23.3% year-on-year. Although the average price per storage unit decreased by -5.8% compared to the previous quarter, it remains at a 10.8% increase compared to the previous year.

Rents also show a clear upward trend. With 1,229 active listings (up 9.9% quarter-on-quarter and +28.7% year-on-year), the average price per square meter stood at €21.86, and the average monthly rent at €103.1, 3.8% higher than the previous quarter.

Barcelona continues to lead the sector's activity: 710 storage units for sale (up 15.6%) and 1,044 for rent (up 11.1%). The price per square meter for sale was €1,482, and the average monthly rent was €106. In the city of Barcelona, ​​prices remain the highest: €2,938/m² for sale and €31.8/m² for rent. The average price per storage unit was €16,264, and the monthly rent was €103.

Elsewhere in the region, Girona and Lleida showed mixed performance, with increases in prices per square meter and some corrections in average prices. Tarragona saw a slight decline in supply but maintained stable prices.
