Girona Commercial Premises Market Report – 4T 2019

The commercial premises market in Girona, during the fourth quarter of 2019, has shown a downward trend in terms of sales, although with a certain stability in prices. In the city of Girona, 38 sales of commercial premises were recorded, which represents a decrease of -28.3% compared to the previous quarter and -20.83% compared to the same quarter of the previous year. Despite this drop, the total volume of accumulated transactions in the last twelve months reached 167, which represents an increase of 18.3% year-on-year.

In terms of prices, the Girona market showed some fluctuation. In the city, the average price stood at €1,128/m², with a quarterly increase of 2.73%, but a year-on-year decrease of -7.16%. This behaviour reflects the instability of a market that has been moving in a relatively low price range since 2014, when prices were around €1,200/m². Forecasts indicate that, given the general economic situation, prices are likely to continue falling in the coming quarters.

At the provincial level, the figures also reflect an upward trend in sales, with 210 transactions recorded, a quarterly growth of 19.4% and a year-on-year increase of 17.32%. The average price in the province stood at €980/m², showing stability compared to previous quarters, although a slight decrease is expected in the future.

This report suggests that, although sales have decreased in the short term, the commercial premises market in Girona is in a process of stabilization, with expectations of lower prices in the coming months.
