Catalonia Commercial Premises Market Report – 4Q 2024

The fourth quarter of 2024 closed with a significant increase in the supply of premises in Catalonia, exceeding 38,500 units for sale, representing a quarterly growth of 45.5% and a year-on-year growth of 89.1%. Despite the increase in supply, the average price per square metre remained relatively stable at €1,286, recording a slight quarterly fall of -0.6% but with a year-on-year increase of 3.2%. The average price offered per premises stood at €232,493, with a quarterly increase of 0.4%.

In the rental market, the supply reached 27,312 units, with a quarterly growth of 2.4% and a year-on-year growth of 6.9%. The average rental price per square metre stood at €11.17 (+3.5% quarterly and 3.3% year-on-year), while the average monthly rent reached €1,897 (+7.1% quarterly and +7.9% year-on-year).

The province of Barcelona led both in sales and rentals. There were 25,390 premises for sale (+42% quarterly), with an average price of €1,390/m² and an average amount of €251,629. As for rentals, there were 21,898 offers (+1.9% quarterly), with an average price of €11.92/m² and an average monthly rent of €2,052 (+8% quarterly).

The city of Barcelona stands out with 6,070 premises for sale and an average price of €456,928 (+2.9% quarterly), and 7,997 premises for rent with an average price of €16.91/m² and a monthly rent of €3,327 (+7.7% quarterly).

These data reflect a dynamic market, with a notable recovery in supply and a moderation in the evolution of prices, both for sale and rental.
