The commercial premises market in Catalonia experienced a contraction in the fourth quarter of 2022, with a reduction in both the number of sales offers and prices per square metre. The number of sales offers fell by 12.9% quarter-on-quarter, standing at 31,524, while the average price per square metre fell by 2.88%, to €1,252/m². The average price per premises was €223,569, a year-on-year adjustment of 0.74%.
In the rental market, however, there was a considerable increase in the number of offers, with an increase of 17.67% compared to the previous quarter. Despite this increase in supply, the rent per square metre decreased by 1.91%, standing at €10.81/m² per month.
This report highlights the moderation in sales prices for commercial premises, although demand in the rental market remains high, driven by the post-pandemic recovery.
