Report on the Commercial Premises Market in Catalonia – 4T 2021

The commercial premises market in Catalonia showed a decrease in the number of offers during the fourth quarter of 2021. Offers for sale fell by 20% quarter-on-quarter and 30% year-on-year, reaching 24,433 offers. Despite the reduction in supply, prices remained stable. The price per square metre for sale was €1,243/m², with a slight quarterly decrease of 0.33% but a year-on-year increase of 3.44%. The average amount offered per premises was €222,540, with a quarterly drop of 2.18%. As for the rental market, offers also decreased by 25.52% quarter-on-quarter and 27.20% year-on-year. However, the average price per square metre for rent increased by 1.40% quarter-on-quarter, reaching €10.84/m² per month. The average monthly rent was €1,681, an increase of 2.50% compared to the previous quarter. This report reflects a market for premises in Catalonia that continues to adjust, with moderate demand but stable prices.
