The third quarter of 2024 showed mixed signals in the commercial premises market in Catalonia. According to the report, sales and rental offers showed opposite dynamics, reflecting changes in demand and supply.
In terms of sales, the total number of offers stood at 26,505, a quarterly decrease of 31.4% but a year-on-year increase of 11.1%. The average price per square metre reached €1,294, with a slight quarterly drop of 0.1% and an annual increase of 5.2%. By premises, the average price rose to €231,500, with a quarterly increase of 0.4% and an annual growth of 3.4%. In the province of Barcelona, the average price per premises was €248,161, with the city of Barcelona standing out with an average of €443,851 and a price per square metre of €231,500.
In the rental market, 26,672 offers were registered, a quarterly decrease of 5.1% and an annual fall of 6.1%. The average price per square metre was €10.79, with a quarterly decrease of 2.8% and an interannual increase of 1.5%. The average monthly rent was €1,771, a quarterly decrease of 4.1% but an interannual increase of 4%.
Barcelona leads the rental market with 7,297 offers, an average monthly price of €3,090 and €16.3 per square metre. In other provinces, Girona stood out with an annual increase of 10.8% in the average monthly rent, while Tarragona showed stability.
This quarter reflects a tight market with different trends between sales and rentals, influenced by local demand and the specific dynamics of each province.
