The garage market in Catalonia closed the fourth quarter of 2024 with contrasting dynamics between the sales and rental offers. The garage sales offer experienced a notable quarterly increase of 6.2%, reaching 29,586 available units, which represents a year-on-year growth of 27.8%. The average price per square metre stood at €1,093, with a slight quarterly increase of 0.6% and an annual growth of 4.2%. Meanwhile, the average sale price per garage was €14,694, with quarterly stability and an annual increase of 5.6%.
In the province of Barcelona, the number of units for sale reached 21,190 (+2.1% quarterly), with an average price per square metre of €1,162 and an average price per garage of €15,059. The city of Barcelona stands out with 6,632 garages for sale (+4.6% quarterly), although with a slight decrease in the price per m² (-0.1%).
As for the rental market, the trend was the opposite. The supply of garages for rent in Catalonia fell by 5.8% compared to the previous quarter, with 13,043 active advertisements. The average monthly price was €83.1 (-0.6% quarterly), while the price per square metre was €7.6 (-1.3%). The province of Barcelona concentrated 11,412 garages for rent, with an average rent of €84.9 and a price per square metre of €7.92.
This report reflects solid demand for garage purchases, driven by price stability and unit availability, while the rental market shows a slight contraction despite moderating prices.
