The garage market in Catalonia experienced a slight contraction in the second quarter of 2023, both in terms of sales volume and prices. 8,947 garage transactions were recorded, which represents a drop of 3.8% compared to the previous quarter and a year-on-year decrease of 6.2%. This behaviour reflects a moderate demand compared to previous quarters.
The average price per square metre of garages for sale was €1,038/m², representing a slight increase of 0.9% compared to the previous quarter and a year-on-year increase of 2.7%. In terms of average price per garage, it stood at €14,230, remaining relatively stable, with a variation of 0.2%.
As for the garage rental market, the number of registered offers fell by 4.2%, reaching 7,932. However, rental prices rose by 1.5%, reaching an average of €7.75/m² per month. Despite the reduction in rental offers, demand remains strong in high-density urban areas such as Barcelona. This report suggests that the garage market remains stable, with slight upward pressure on prices, but with a transaction volume that reflects lower activity compared to previous periods.
