During the first quarter of 2025, the garage market in Catalonia showed sustained growth in both supply and prices. At the regional level, 35,473 garages were registered for sale, a quarterly increase of 19.9% and a year-on-year increase of 58.5%. The average price per square meter was €1,106, a 1.2% increase compared to the previous quarter. The average price per garage stood at €14,778, 0.6% more than the previous quarter and 2.6% more than a year ago.
Regarding rentals, Catalonia recorded 13,650 available garages, representing a quarterly increase of 4.7% and a year-over-year increase of 42.3%. The average price per square meter was €7.85/month, and the average monthly rent was €84.30, representing a 1.4% increase compared to the previous quarter.
The province of Barcelona leads the market, with 28,190 garages for sale (up 33% quarter-on-quarter) and 12,132 for rent (up 6.3%). In the city of Barcelona, the number of garages for sale grew by 35.1% to 8,959 listings, although prices stabilized: €1,596/m² (-0.3%) and €19,193 per unit (-0.1%).
Other provinces show mixed trends. Girona saw a drop in sales (-24.8%), but a year-over-year increase of 12.4%. Lleida recorded a slight quarterly increase in sales (+4.1%), but declines in rentals. Tarragona maintained rising prices and strong rental growth, with the municipality of Tarragona standing out with a 10.7% increase in monthly rental prices.
