The commercial premises market in Catalonia experienced a slight decrease in the number of offers during the fourth quarter of 2023. 20,397 sales offers were registered, which represented a quarterly decrease of 14.5% and a year-on-year adjustment of 35.3%. Despite the drop in supply, prices per square metre increased slightly, with a quarterly increase of 1.27%, standing at €1,246/m².
In terms of rentals, the number of offers also fell, with a quarterly decrease of 10.08%. However, rental prices per square metre showed an increase of 1.69% compared to the previous quarter, reaching an average of €10.81/m² per month. In the province of Barcelona, rental prices per square metre increased by 1.85%, reaching €11.56/m².
The report highlights that, despite the reduction in the volume of offers, the prices of commercial premises remained stable, with slight increases in some areas. This reflects the resilience of the market, especially in areas such as Barcelona, where the demand for commercial premises remains high.
Overall, the property market in Catalonia showed a stabilisation trend in prices, with a more limited supply that has contributed to the consolidation of prices in the last quarter of the year.
