The commercial premises market in Catalonia maintained a stable trend during the second quarter of 2023, with a slightly lower volume of transactions than in previous quarters. 2,068 sales of commercial premises were recorded, representing a quarterly drop of 2.1% and a year-on-year decrease of 4.5%.
The average price per square metre for sale was €1,309/m², showing a slight improvement of 1.2% compared to the previous quarter and a year-on-year increase of 3.3%. The average sale price per premises was €230,540, with a variation of 0.5% compared to the previous quarter. In the main metropolitan areas, such as Barcelona, prices continued to be higher, reflecting the high demand in strategic locations.
The commercial premises rental market also saw a decline in the number of offers, with a 3.7% reduction compared to the previous quarter. Despite this drop in supply, the rental price per square metre increased by 1.8%, reaching €11.20/m² per month. This report highlights the stability of the commercial premises market, with prices following a moderate upward trend, although the volume of transactions reflects a cooling in demand.
