The first quarter of 2023 marked a period of stability in the Catalan real estate market. With more than 25,438 registered home sales, a slight quarterly increase of 5.8% was observed, demonstrating that real estate activity remains robust despite the challenging macroeconomic context. Demand for used housing continues to dominate the market, accounting for 83.15% of transactions, while sales of new homes grew by 12.3%.
The average price per square metre remained stable at €2,413/m², with a year-on-year increase of 4.5%. The province of Barcelona remains the most expensive, with an average price of €2,749/m². The rental market has also shown signs of growth, reaching an average price of €815, marking an all-time high in the region.
The report highlights the growing role of foreign buyers, who accounted for 15.6% of sales, mainly in Girona and Tarragona. Although the interest rate environment remains unfavourable, the Catalan property market is showing resilience, with expectations of moderate growth for the rest of the year.
