The garage market in Catalonia experienced a reduction in the number of offers during the first quarter of 2024, both for sale and for rent. The number of offers for sale decreased by 3.37% quarterly, reaching a total of 22,376, while the number of offers for rent decreased by 2.30%, standing at 9,590. However, prices showed an upward trend in both cases.
The price per square metre of garages for sale increased by 3.41%, reaching €1,085/m², while the average price of garages for sale was €14,400, representing a quarterly increase of 3.52%. In the rental market, prices also registered an increase, with a quarterly increase of 2.68% in the price per square metre, reaching €7.65/m².
The province of Barcelona remains the most dynamic, with 15,300 sales offers and a price per square metre of €1,186/m², while in the city of Barcelona prices per square metre exceeded €1,614/m². Despite the reduction in the number of offers, the garage market remains relatively stable in terms of prices, with moderate increases in both sales and rentals.
The report reflects the strength of this segment, where the reduction in supply contrasts with stable prices, suggesting that demand continues to adjust to fluctuations in the garage market.
