The real estate market in Catalonia has shown a remarkable recovery during the first quarter of 2021, with a total of 20,902 registered sales, which represents an increase of 19.35% compared to the previous quarter and an increase of 3.31% compared to the same period of the previous year, when the pandemic had not yet occurred. This quarter becomes the second best since 2007.
Growth was driven by both new housing, which registered an increase of 30.68%, and used housing, which rose by 17.14%. The main cities also saw notable increases in activity, with Barcelona standing out with 3,157 sales, 26.43% more than in the previous quarter. However, the market continues to adjust year-on-year, with a cumulative decrease over the last twelve months of -16%. In terms of prices, stability was the dominant note. The average price per square metre remained unchanged quarterly, while the year-on-year increase was 1.30%. The new housing market showed more dynamic growth compared to used housing, which remained stable. Expectations indicate a further consolidation of the recovery in the second quarter of 2021.
