Tarragona Commercial Premises Market Report – 4T 2019

The commercial premises market in Tarragona during the fourth quarter of 2019 has shown a mixed trend, with decreases in the number of sales, but relative stability in prices. In the city of Tarragona, 33 sales were registered, which represents a decrease of -15.38% compared to the previous quarter, but a notable year-on-year growth of 43.48%. This quarterly decrease marks the third consecutive quarter of falling transactions, although the levels remain above 30 operations, a figure that has rarely been exceeded in previous years.

As for prices, the city of Tarragona reached a historic low with an average value of €850/m², recording a quarterly fall of -5.37% and a year-on-year decrease of -18.21%. These prices are far from the highs recorded in 2011 and 2012, when they exceeded €1,500/m². At provincial level, prices have also fallen, standing at €806/m², with a slight quarterly decrease of -0.80% and a year-on-year adjustment of -15.99%.

Sales and purchases also fell across the province. There were 171 transactions in the fourth quarter, which represents a fall of -5% compared to the previous quarter and -10.47% year-on-year. However, in 2019 as a whole, 732 sales and purchases were made, which represents an increase of 16.7% compared to 2018.

This report highlights the complexity of the commercial premises market in Tarragona, with prices and transactions continuing to adjust after several quarters of decline, although some indicators suggest stability.
