The report on the commercial premises market in Barcelona for the fourth quarter of 2019 shows a downward trend in both the number of sales and prices. During this period, 547 sales of commercial premises were recorded in the city of Barcelona, which represents a decrease of -15.06% compared to the previous quarter and -10.47% year-on-year, marking the third consecutive quarter of declines. At the provincial level, sales reached 1,474, with a drop of -6.71% quarter-on-quarter and -7.06% year-on-year.
As for prices, the report reveals a slightly positive trend in the city of Barcelona, where the average price of commercial premises was €2,332/m², an increase of 2.10% compared to the previous quarter and a year-on-year growth of 6.87%. However, these prices are still below the historical highs of 2007, although they are gradually moving away from the lows reached in 2015.
At the provincial level, commercial premises prices in Barcelona also remained stable, with an average price of €1,592/m², representing a quarterly increase of 0.20% and a year-on-year increase of 4.20%.
Despite the downward trend in the number of sales, the commercial premises market in Barcelona continues to show some resilience, especially in terms of prices, which continue on a recovery path from historic lows. This report offers a clear view of the challenges and opportunities present in the sector, which will depend on the evolution of commercial activity in the coming quarters.
