The fourth quarter of 2024 saw mixed performance in the storage room market in Catalonia. The number of units for sale reached 955, which represented a quarterly increase of 6% despite a year-on-year drop of -7%. The average price per square metre stood at €1,214, with a significant increase of 15.8% compared to the previous quarter and an annual growth of 35.9%. Per storage room, the average price offered was €7,813, reflecting a quarterly increase of 3% and a year-on-year increase of 22.8%.
As for rentals, the offer grew by 7.3% quarterly and 15.3% year-on-year, adding 1,118 available storage rooms. The average monthly price was €99.3, with an increase of 2.1% quarterly, although it was down -3.9% compared to the previous year. Per square metre, the rent reached €21.61 per month (+4.4% quarterly and +8.2% year-on-year).
Barcelona led the activity with 614 storage units for sale (+16.3% quarterly), an average price per m² of €1,412 (+8.4%) and an average price of €8,438 per unit. In rentals, 940 offers were recorded (+4.7% quarterly), with an average price of €101.9 per month. The city of Barcelona stands out, with an average price per m² for sale of €2,608 and a monthly rent of €97.
In Girona, sales supply increased by 20.9%, with prices reaching €1,109/m² (+38.7%). Rentals showed a strong upturn, with a 56.3% increase in supply and an average price of €98.3 per month. Tarragona and Lleida showed mixed performances, with increases in prices per square metre, but variations in supply. This report shows the growing demand and appreciation of the storage market in the region.
