The garage real estate market in Catalonia closed the third quarter of 2024 with mixed trends, highlighted by the reduction in the number of units for sale and the increase in the number of units for rent. Despite the 8.1% decrease in garage sales offers compared to the previous quarter, the total number reached 27,870 units, representing a year-on-year increase of 16.8%.
The average price per square metre for sale showed a quarterly increase of 2.7%, reaching €1,087/m², with a year-on-year increase of 4%. Likewise, the average price per garage for sale stood at €14,694, marking a quarterly increase of 2.6% and a year-on-year rise of 5.1%.
In the rental segment, listings experienced a significant growth of 15.8% compared to the previous quarter, reaching 13,846 units, representing a year-on-year increase of 12.2%. The average monthly rental price per square metre was €7.7, remaining stable compared to the previous quarter, but with a year-on-year increase of 2.4%. The average monthly rent per garage was €83.6, with no quarterly changes and a year-on-year increase of 1.6%.
By province, Barcelona led the market, concentrating the highest number of offers for sale and rent. The city of Barcelona stood out with an average price of €1,603/m² for sale and an average rent of €96.1 per month per garage.
This report highlights the growing demand in the rental market in the face of a sales market that presents supply challenges, marking a trend of price stability in a context of moderate economic growth.
