The garage market in Catalonia closed the fourth quarter of 2022 with a reduction in the volume of offers for sale, but a notable increase in the rental market. The number of offers for sale fell by 5.83% quarter-on-quarter, standing at 33,403, while the price offered per square metre was €1,013/m², a year-on-year increase of 8.06%. The average price per garage was €14,086, which represents a slight increase of 0.92% compared to the same period last year.
In the rental market, there was a significant increase in the number of offers, which rose by 55.34% compared to the previous quarter, reaching 13,563. The average rent per square metre fell by 3.07% quarter-on-quarter, standing at €7.57/m², although it remains at year-on-year growth levels of 4.27%.
This report highlights the adjustment in the price of garages for sale, while rentals continue to show an upward trend in many areas of Catalonia, driven by high demand and limited supply.
