The fourth quarter of 2022 closed with a stabilisation in the Catalan real estate market, with a slight reduction in the volume of sales after reaching record figures in previous quarters. In total, 24,038 home sales were recorded, which represents a quarterly decrease of 10.9%, although a year-on-year growth of 8.7%. The market continues to be dominated by second-hand housing, which accounted for 84.13% of transactions.
The average price per square metre in Catalonia was €2,417/m², marking a year-on-year increase of 6.7%. Despite macroeconomic challenges, house prices continue to rise, especially in the province of Barcelona, where prices reached €2,759/m².
The rental market also showed stable performance, with 37,992 rental contracts registered and an average monthly price of €806, reaching a new historical high. The report also highlights a growth in demand from foreign buyers, who accounted for 15.6% of home purchases in Catalonia. Despite inflation and rising interest rates, the Catalan real estate market remained robust in 2022, with expectations of moderation in the coming quarters.
