Report on the Real Estate Market in Catalonia – 2T 2022

During the second quarter of 2022, the real estate market in Catalonia reached activity figures not seen since 2007, with a total of 26,038 home sales. This represented a year-on-year increase of 18% and a quarterly increase of 3.4%. The majority of sales were concentrated in used housing, which accounted for 83.69% of transactions, while new housing accounted for 16.31%. Despite economic uncertainties, such as inflation and possible changes in interest rates, the real estate market continued to show strength.

The price per square metre also continued its upward trend, with a year-on-year increase of 5.6%, reaching an average price of €2,350/m², the highest level since 2011. In the rental market, there was a slight contraction in the number of contracts, but the average rental price remained at €738 per month.

The report highlights that, despite global macroeconomic concerns, the property market in Catalonia remains solid, with stable prices and strong demand in both the used and new housing segments.
