Catalonia Real Estate Market Report – Q2 2026

Catalonia’s real estate market closed the second quarter of 2026 with a moderation in property sales, although activity remains at high levels and prices continue to rise. Strong demand and limited supply remain two of the main factors shaping the market’s evolution.

Population growth, with nearly 90,000 new residents over the past year, and the creation of more than 30,500 new households continue to drive housing needs. Foreign demand is also playing an increasingly significant role, accounting for 17.6% of property purchases in the second quarter, the highest level on record.

New-build activity continues to perform positively, although production remains insufficient to meet demand: building permits are currently 24% below the volume of new-build property sales. At the same time, construction costs continue to increase.

The rental market remains particularly strained. Available supply fell by 40.4% year-on-year, while rental prices remain at high levels.

In the mortgage market, 84,352 residential mortgages were recorded over the past twelve months, up 3.3% year-on-year, with mortgage rates stabilising at around 3%.

Overall, the report points to a positive outlook for the second half of 2026, albeit with a gradual slowdown in activity and the imbalance between supply and demand remaining one of the main challenges facing Catalonia’s residential market.
