The storage unit market in Catalonia closed the fourth quarter of 2025 with a reduction in the volume of supply for sale, but with a clear consolidation of upward prices, reaching series highs in several indicators.
In Catalonia, the number of storage units for sale reached 857, representing a quarterly decrease of 3.7% and a year-on-year decrease of 10.3%. However, the average price per square meter reached €1,374/m², reflecting a significant quarterly increase of 8.2% and a year-on-year increase of 13.2%. The average price per storage unit was €8,240, a quarterly increase of 1.4% and a year-on-year increase of 5.5%.
In the rental market, the dynamic was more expansive. Listings increased to 1,295 (+2.0% quarterly and +15.8% year-on-year). The average rent per square meter reached €22.1/m²/month (+6.8% quarterly), while the average monthly rent stood at €108, representing an 8.4% year-on-year increase.
By region, the province of Barcelona continues to lead the market, with 526 storage units for sale and an average price of €1,655/m². In the city of Barcelona, the price per storage unit reached €20,617, marking an all-time high, although with a lower volume of listings. Tarragona stood out for a strong increase in prices for both sales and rentals, while Girona and Lleida showed more varied trends.
