Storage Unit Market Report in Catalonia – Q3 2025

The third quarter of 2025 shows a moderate evolution in the self-storage market in Catalonia, with stable prices and sustained growth in supply. A total of 1,107 storage units were listed for sale, 1.1% more than the previous quarter and 13.9% more than a year ago. The average price per square meter was €1,279, with a minimal quarterly change (+0.1%) and a year-on-year increase of 3.6%. The average price per unit was €7,295, reflecting a decrease of 0.2% both quarter-on-quarter and year-on-year.

The self-storage rental market also remains stable. Supply increased by 3.1% compared to the previous quarter, reaching 1,315 units (+17.7% year-on-year). The average monthly price was €106.7, a 0.9% increase, while the price per square meter was €22.62, 0.6% higher than in the previous quarter.

Barcelona remains the most active market. The province registered 753 storage units for sale and 1,121 for rent. In the city of Barcelona, ​​prices continue to be the highest: €2,988/m² for sale and €32.3/m² for rent. The average price per storage unit remained at €16,378, and the average monthly rent at €106.

The other provinces show diverse trends. Girona increased the supply of properties for sale and rent, with prices rising slightly. Lleida and Tarragona saw slight adjustments in both supply and prices.
