The self-storage market in Catalonia began 2026 with a trend marked by increased supply and a moderation in prices per square meter. After several quarters of continuous growth, the sector is showing signs of stabilization, although it maintains attractive levels of activity and profitability in both sales and rentals.
During the first quarter of the year, 937 self-storage units were listed for sale in Catalonia, 9.3% more than in the previous quarter, although 9.3% less than a year ago. The average sale price was €8,261 per unit, representing a year-on-year increase of 12.3%, while the price per square meter fell to €1,254/m², 0.6% less than in the same period of 2025.
The rental market also shows positive growth in supply. At the close of the quarter, 1,325 listings were registered, 2.3% more than in the previous quarter and 7.8% more year-on-year. The average rent reached €106 per month, while the price per square meter stood at €22.3/m² per month, reaching record highs and reflecting sustained demand for this type of space.
Barcelona continues to be the benchmark market. The city registers the highest prices in Catalonia, with €3,098/m² for sale and €31.6/m² per month for rent. Meanwhile, Girona and Lleida stand out for their growth in supply, while Tarragona maintains some of the most significant year-on-year price increases.
Overall, the self-storage market continues to consolidate as a real estate segment with stable demand, although the data from the first quarter points to a period of greater equilibrium between supply and prices after the sharp increases recorded in previous years.
