Commercial Premises Market Report in Catalonia – Q4 2025

The commercial property market in Catalonia closed the fourth quarter of 2025 with an increase in supply and mixed price trends, consolidating a period of greater equilibrium after the sharp adjustments of recent years. The number of properties for sale reached 35,430 units, representing quarterly growth of 6.7%, although still 8.2% below the year-on-year level.

The average asking price was €1,308/m², showing a slight quarterly decrease (-1.3%) but a year-on-year increase of 1.7%. Meanwhile, the average price per unit rose to €248,646, 5.1% higher than the previous quarter and 6.9% higher than a year ago, reflecting stability with a moderately upward trend.

In the rental market, supply also increased to 22,935 premises (+7.8% quarterly), although this represents a year-on-year decrease of 16%. The price per square meter stood at €11.4/m²/month, slightly lower in the quarter (-1.6%) but showing annual growth (+2.2%). The average monthly rent reached €2,128, marking a series high after rising 4.3% quarterly and 12.2% year-on-year.

By region, Barcelona has the highest volume and prices, while Girona, Lleida and Tarragona show heterogeneous behaviors, with adjustments in prices per square meter but increases in average amounts per premises in several areas.
