Commercial Premises Market Report in Catalonia – Q3 2025

The third quarter of 2025 confirms the continuation of the upward trend in commercial property prices in Catalonia, accompanied by a slight reduction in available supply. The number of properties for sale fell by 2.7% compared to the previous quarter, reaching 35,796 units, although this still represents a 34.3% increase compared to last year. The average price per square meter increased by 0.5% quarter-on-quarter, reaching €1,333, while the average price per property stood at €237,234, with a rise of 0.6%.

In the rental market, 25,059 premises were counted (-1.7% quarterly), with an average monthly price of €1,996 (+0.5%) and a price per square meter of €11.59 (+0.9%).

Barcelona is the epicenter of market activity. The province registered 27,917 commercial properties for sale and 20,732 for rent. In the city of Barcelona, ​​prices remain the highest: €2,165/m² for sale (+0.6%) and €17.96/m² for rent (+1.2%). The average monthly rent for commercial properties in the Catalan capital is €3,549 (+0.7%).

In summary, the commercial property market in Catalonia remains dynamic, with a moderation in supply growth and sustained price increases. This trend confirms the sector's attractiveness for investment, although the evolution of demand and the pressure on prices suggest that the coming quarters warrant close monitoring.
