The commercial property market in Catalonia closed the second quarter of 2025 with a mixed performance: a slight reduction in supply but further price increases, reflecting the consolidation of an upward cycle.
The supply of commercial premises for sale stood at 36,776 units, a 3.2% drop compared to the previous quarter, although a year-over-year increase of 54.9%. Despite the decrease in volume, prices continue to rise: the average price per square meter reached €1,327, 0.9% more than in the previous quarter. The average price per commercial premises for sale stood at €235,850, remaining virtually stable (-0.1%).
In the rental market, 25,486 available spaces were registered (down 3.3% quarter-on-quarter). Prices continued to rise: the average monthly price was €1,986 (up 1.9%) and the price per square meter reached €11.49 (up 1.1%).
Barcelona continues to be the epicenter of the market. The province had 28,927 commercial premises for sale, with an average price per square meter of €1,378 (up 0.6%). In the city of Barcelona, prices remained high: €2,152/m² for sale and €3,525 monthly rent (up 2.3%). The rental price per square meter reached €17.75, 2.3% more than the previous quarter.
