The commercial real estate market in Catalonia began 2026 with a trend marked by a reduction in available supply and an increase in prices. During the first quarter of the year, both the sales and rental segments registered declines in the volume of listings, consolidating a situation of lower availability in the market.
In the sales sector, the number of premises offered stood at 34,437 units at the end of March, representing a quarterly decrease of 2.8% and a year-on-year decrease of 9.3%. Meanwhile, the average asking price reached €1,376/m², with a quarterly increase of 5.2% and a year-on-year increase of 4.6%. The average price of premises for sale was €249,844, 5.9% higher than a year earlier.
The rental market shows a similar trend. The supply of retail premises fell to 21,377, a quarterly decrease of 6.8% and a year-on-year drop of 18.9%. However, prices continue to rise. Asking rents reached €12.1/m² per month, registering increases of 5.9% quarterly and 6.3% year-on-year.
Barcelona continues to concentrate a very significant portion of the activity. The city recorded 6,268 retail premises for sale at the end of the quarter. Furthermore, the average asking price reached €2,337/m², well above the Catalan average and with year-on-year growth of 8.9%, reflecting strong demand in the main commercial areas of the Catalan capital.
Overall, the data show a market for commercial premises with less available supply and upward pressure on prices, a situation that persists in both sales and rentals and that demonstrates the existing absorption capacity in the main urban markets of Catalonia.
