The garage market in Catalonia showed signs of stabilization during the third quarter of 2025, after several quarters of growth. The number of garages for sale decreased by 2.1% compared to the previous quarter, reaching 36,273 units, although this is still 33.7% higher than the volume recorded a year ago. The average price per square meter was €1,120, virtually unchanged (+0.1% quarterly), while the average price per garage was €14,906, with a slight decrease of -0.2%.
In the rental market, supply also moderated, with 13,841 parking spaces available (-0.3% quarterly, +21.3% year-on-year). The average monthly rent was €85.7, stable compared to the previous quarter, and the price per square meter reached €8.00, with a slight increase of 0.1%.
The province of Barcelona continues to lead the market. There were 28,692 units for sale (+0.6%), with an average price of €1,183/m² and €15,297 per parking space. For rent, there were 12,267 listings, with an average monthly rent of €87.60 and €8.28/m². In the city of Barcelona, the number of properties for sale fell by 3.8%, although prices remained stable: €1,602/m² and €19,136 per parking space. The average rent was €109/month, with €10.70/m².
In the other provinces, the data is varied. Girona and Lleida experienced drops in the supply of properties for sale, while Tarragona stood out for an increase in rentals and price stability.
