The parking space market in Catalonia began 2026 with a clear trend: supply is decreasing while prices continue to rise. During the first quarter of the year, the number of parking spaces offered for sale fell by 2.6% compared to the previous quarter and by 8.7% compared to the same period last year, reaching 32,381 listings. However, this reduction in supply has not slowed the price increase, which continues to reach record highs.
The average asking price reached €15,091 per parking space, a year-on-year increase of 2.1%, while the average price per square meter was €1,128/m², 2% higher than a year ago.
Barcelona continues to concentrate most of the activity. In the city, the average price of a parking space reaches €19,553, with an average value of €1,617/m². Girona stands out for registering some of the largest price increases, reaching record highs in both price per square meter and average sale price.
The rental market also shows a reduction in supply. During the first quarter, 11,395 garage rental listings were recorded in Catalonia, 16.5% fewer than a year earlier. Even so, rents remain relatively stable, with the average rent at €84.6 per month and the average price at €7.9/m² per month.
Overall, the data reflects a market increasingly strained by a shortage of supply. In both sales and rentals, the decrease in available stock is helping to keep prices high, solidifying the garage as a real estate asset that remains attractive in major Catalan cities.
